The Building Operator oversees maintenance of client sites located in downtown Calgary. This is a “hands-on” entry level / junior operator position. In this role, you will maintain safe conditions inside and outside of the facilities, perform minor plumbing and electrical repairs, safety oversight of sub-contractors, conduct mechanical inspections and maintenance of equipment using Facilities, Maintenance and Operations (FMO) strategies to ensure it’s continued operation. Compliance with Black & McDonald’s code of conduct, health and safety policies, and work practices is a priority.
Duties and responsibilities include but are not limited to:
- In conjunction with the Project Manager and the team, plans and executes maintenance in accordance with BAS or facility management system
- Performs basic tours and log readings
- Performs duties related to cleaning, painting, garbage removal, snow removal, HVAC, plumbing, and other mechanical duties
- Establishes methods to meet work schedules and coordinates work activities with other subcontractors; supervises subcontractors and assists them as required
- Responds to tenant requests and complaints
- Regularly communicates health, safety and environmental issues or concerns with Black & McDonald staff, sub-contractors and client
- Builds and maintains client and supplier/vendor relationships to enhance competitiveness in the industry; promotes good client relationships
- Assists in developing and implementing quality control programs
- Represents the company on matters such as business services
- Prepares progress reports and issues progress schedules to clients
- Assists in the purchase of building materials
- Reviews work/contracts/WIP for areas of risk and corrects deficiencies

EDUCATION REQUIREMENTS
- Class 5 or 4 Power Engineering Certification
- Construction trade apprenticeship/training in plumbing, HVAC or electrical would be an asset
WORK EXPERIENCE REQUIREMENTS
- Ideally with 1 to 2 years’ experience as Building Operator in a commercial facility, preferred
- Candidates with less experience but have related work experience in other trades, combined with Power Engineering certification, will be considered.
- Knowledge and experience in building automation systems
SKILLS, ABILITIES, AND OTHER REQUIREMENTS
- Must be able to work on ladder or scaffold at various heights
- Must be able to lift up to 30 kg (bending and lifting is required)
- Must be able to work in confined space
- Must be able to pass and complete the requirements of a Security Clearance
- Ability to maintain, troubleshoot and repair mechanical and electrical building systems and equipment
- Communicates effectively, both written and verbal; excellent interpersonal skills
- Ability to use computers and related technology efficiently
- Available for emergency out-of-hours duties
- Must attend and pass Black & McDonald's Basics of Supervision training
